Are you an estate agent?
No. We are a property marketing company, we will advise you how to best present and market your home, put your property on the open market, handle enquiries, liaise with you regarding the viewing process and field offers for you. This enables you to receive a professional selling service whilst saving you thousands in commission.
What do you do that I can’t privately?
For one we are experienced in this field, our team has decades of experience in the property and marketing sectors, we use these skills to best target buyers to make sure your property is sold quickly. Secondly, private individuals do not have access to sites like Rightmove or Zoopla, which has a combined 175m visits a month, there is no denying the power these websites have, they are key to our operation. Where we are registered to the PRS (property redress scheme) and The Property Ombudsman we are able to attract buyers that are genuinely looking for a property through these sites. Whilst sites like ebay and gumtree have a purpose, a platform to sell a property isn’t one of them, very rarely a property will sell using these platforms, you’ll end up spending a large amount of time answering messages with no outcome. Thirdly, we have a network of 200 property investors, we will pitch your property to them, they are always looking to expand their portfolios so we can often get you an offer without a viewing within 48 hours. Lastly we save time, selling houses privately is a very labour intensive process, often with no reward, we take care of everything, we can even recommend a solicitor to complete the sale process if you do not have one.
Will you just market it at below market value to sell it quicker?
No, we will run due diligence checks to find a value, but ultimately you are in control, you set the price you want to sell it at, we work for you.
Why do you charge so little?
We have no expensive highstreet offices, no large overheads, no large staffing bills, so we don't need to pass those costs on to sellers. This company stems from my experience with estate agents, I have never met one that has left a good lasting impression, whether buying or selling there has always been an issue I feel could have been eradicated by cutting out the middle man, so that's what we are doing whilst still giving sellers the marketing power.
Once you have purchased our marketing package, the process is as follows:
1. Make sure your property is fit to sell
When it comes to viewings, first impressions really are everything. Some buyers might be up for the challenge of a renovation, but most are looking for a low-maintenance property, with minimum repairs and upkeep. A little TLC goes a long way, so here are a few things you can do to make it more attractive to potential buyers:
Maximise curb appeal: although a presentable interior is essential, the exterior is the first thing the buyer sees. There are plenty of things you can do to spruce up this area, like painting your front door, adding some greenery and making sure wheelie bins are out of sight.
The cleaner the better: de-cluttering alone isn’t enough, it’s time for a deep clean. Clear out the utility room, get the windows done, and pay extra attention to the kitchen and bathrooms – a good scrub can make all the difference here.
Neutral décor is a blank canvas: it’s important for a potential buyer to be able to envision themselves in your property. If you’re selling your property privately, we’d recommend redoracting with neutral tones,, as well as limiting the number or personal items and photographs scattered throughout your home.
Carry out any minor repairs: these could be so small that they’ve gone unnoticed by you for years, but a buyer will notice cracked tiles, a leaky tap or a worn patch of carpet. If you’d like a detailed evaluation of your property’s condition, instruct a surveyor to carry out a full structural survey.
Once you feel like your home is in a sellable condition, ask a friend or family member to come and inspect the property; a fresh pair of eyes could reveal small issues that you’d overlooked. For properties marketed as renovation projects, have a quick clear up to highlight features and selling points.
2. Set a realistic asking price
When you’re selling your house privately without an estate agent, establishing a fair asking price can be daunting. We can help with this process by using local knowledge and tools, but it’s also worth checking listings in local papers and websits for similar properties in the area.
Some other factors to consider in your asking price are as follows:
The age of your home
Number of bedrooms
Size and shape of your garden
Parking spaces available
Location and proximity to amenities
3. Advertising your property
So, you’ve worked out your asking price and cleaned the house from top to bottom; it’s time to advertise. Start by taking some high-resolution images of your property – doing this on a sunny day maximises natural light and makes rooms look more spacious. We can advise on a case by case basis as to how to get the best photos, we also have an in house editor to ensure they are clear as possible.
After a consulatation with you and doing some backround research, we will write a full professional description, including room by room break down and other essential key information to attract as many interested parties as possible.
We will then post this listing on multiple platforms including rightmove, zoopla and our social media platforms where we will use ourskills and knowledge to enable your ad to have the most views possible.
4. Hosting viewings
The way you show people around your home is bound to have an impact on their impression of the property, and therefore whether they decide to make an offer. Before your first viewing, decide on a sensible route for the tour, and give each room its own purpose (rebrand the box room as the study, or a guest bedroom).
When showing your home, stay friendly and professional, be sure not to rush, and be positive about the property throughout. Make sure you highlight your home’s best features, and at the end of the viewing, give the buyer the chance to ask questions. This is your opportunity to ease any concerns about the house, and reiterate your key selling points.
What we have found with the events of 2020 and social distancing measures, buyers are very happy to wonder around by themselves, so feel free to greet them and then just step back, we can handle any conversations they need to have after the viewing, including any negotiations.
Without an estate agent, the challenge of negotiating a price with the buyer falls to us, which we will handle. Setting a fair asking price will help you to stand our ground during negotiations, but decide the minimum figure you’d be willing to accept beforehand, and we will stick to this figure, updating you at every stage. If you do decide to turn down an offer, we will do so politely; maintaining a good relationship with potential buyers may make them more likely to put in a second offer further down the line.
The next step when selling your house privately, is to instruct a solicitor or conveyancer to attend to the legal documentation. The buyer may instruct their own surveyor in this time, and it’s possible they’ll want to re-negotiate the price, again we will handle this for you and consult you on every stage. This streamlines the whole process enabling you to receive your money quickly.
